March 2017 MLS Statistics

Here are the highlights of the current MLS statistics:

  • The market is still very active
  • Second highest March on record next to 2016
  • Benchmark value for a single family home in the Victoria Core is $790,100 (up 19.1% from March 2016)
  • Even in this climate, homes can sit unsold for months without the help of a Realtor who understands current demand and pricing

December MLS Statistics

Here are the highlights of the current MLS statistics: 

  • Inventory levels were 40.7% less than December 2015
  • 2016 was a record-breaking year for real estate sales in Victoria
  • Benchmark value for a single family home in the Victoria Core is $758,500 (up 23.6% from December 2015)
  • Demand remains, as indicated by the 25% of homes that sold over asking price in 2016; however, lack of inventory will mean that we won't be seeing quite the same level of activity in the 2017 market

November MLS Statistics

Here are the highlights of the current MLS statistics:  

  • Inventory levels remain low and demand remains high as baby boomers retire and millennials become homeowners
  • Benchmark value for a single family home in the Victoria Core is $753,800 (up 23.9% from November 2015)
  • Provincial government is considering a foreign buyers tax to relieve pressure on housing prices

    October MLS Statistics

    Here are the highlights of the current MLS statistics:

  • Inventory remains low and demand remains high, resulting in multiple offers and sales over list prices
  • Benchmark value for a single family home in the Victoria core is $755,000 (up 24.1% from October 2015)
  • New mortgage lending rules have constricted budgets of buyers requiring insurance, causing some to postpone their search for a new home

    September MLS Statistics

    Here are the highlights of the current MLS statistics:

  • Least inventory available on the market of any September since 1996
  • Benchmark value for a single family home in the Victoria core is $745,700 (up 22.8% from September 2015)
  • Market has slowed compared to earlier in the year – attributed to the season as well as possible buyer fatigue (due to lack of inventory)
